Yes, you can pay the deposit to SafeDeposits in installments. While the Tenancy Deposit Schemes (Scotland) Regulations 2011 require deposits to be paid to a tenancy deposit scheme within 30 working days of the tenancy start date, they are silent on how installments taken during the tenancy should be paid. However, we recommend that landlords and letting agents transfer the first installment within 30 working days of the start of the tenancy, and all following installments as soon as practically possible and within 30 working days.

After transferring each installment to SafeDeposits, the landlord or letting agent should provide the tenant(s) with an updated prescribed information form, to confirm the increased protected amount. We will also send the landlord, letting agent and tenant(s) an updated deposit protection certificate.

How do I transfer a deposit to SafeDeposits in installments?

Landlords and letting agents should create one deposit account, then 'top up' the account with each installment, rather than creating individual deposit accounts for each payment.

You should start by creating a new deposit account and entering the total amount of the deposit, as specified in the tenancy agreement, in the "Deposit Amount" field:


You can then enter the installment amount which you want to pay in the "Deposit Amount Protected" field:


This will mean that the "Deposit Summary" page will show two different amounts for the "Deposit amount stated in tenancy agreement" and "Amount currently protected with SafeDeposits":


When you receive the next installment of the deposit, search for the relevant deposit account number (DAN) and scroll to the bottom of the "Deposit Summary" page to find the "Increase protected amount with a part payment" option:


You can then click the "Pay Deposit" option to follow the payment steps as normal. Please remember to use the deposit account number (DAN) as a payment reference, so our accounts department can allocate the installment to the correct deposit account.

You can follow the same steps each time you receive an installment from your tenant, until the full amount of the deposit is protected.

After each installment has been received, we will send you and the tenant(s) an updated deposit protection certificate which confirms the new protected amount.
